A Quick Note About Sealcoating

Sealcoating is a preventative maintenance service, not a replacement for a completely broken or crumbling driveway. When applied to a structurally sound surface, it adds years of life by protecting against water, oil, sun damage, and general wear.

We can fill larger cracks and surface damage as part of the sealcoating process, but if the asphalt is already severely broken up or failing underneath, repaving may be the only long-term solution.

How Long Before You Can Use Your Driveway?

  •  Foot traffic: Wait at least 24 hours before walking on the surface.
     
  • Vehicle traffic: Please wait 48 to 72 hours (2 to 3 full days) before driving or parking on the driveway, especially during hot or humid weather.
     
  • Hot weather tip: In temperatures over 85°F, curing may take a bit longer — be cautious when turning your tires sharply.

How Often Should You Sealcoat?

 

  • We recommend sealcoating your driveway every 2 to 3 years depending on weather, usage, and the condition of the asphalt.
     
  • Freshly paved driveways should wait 6 to 12 months before being sealed to allow proper curing of the asphalt.

Ideal Time of Year for Sealcoating

  •  Late spring through early fall is best — we seal when temperatures are consistently above 50°F.
     
  • Dry, sunny weather is key to a smooth, even cure.
